How a Fall Roof Inspection Saves Money on Maine Ice Dam Damage

Water stains on your ceiling after a protracted Maine winter? And then you have to put money toward repairs that would have been spotted months ago if you had looked. Then there is the January anxiety, wondering if this is the year ice dams are going to do some real damage.

We at Home Roofing Solutions have 25 years under our belt when it comes to putting Maine roofs in a position to stand up to a hard winter. As a family and veteran-run outfit we serve homeowners all over the state. Before the snow starts to fly, a fall roof inspection is about as shrewd a decision as one can make. To set one up, call (207) 489-2904.

The Nature of an Ice Dam

It is simple enough: heat from the attic will melt the snow on top of the roof. The water makes its way down to the eaves where it is cold and refreezes into an ice ridge. More snow melts and encounters that ridge and the water is forced to back up under the shingles and into the house.

Here in Maine with our long, cold winters an ice dam is an annual hazard. Get water behind your roofing and the damage is quick to follow.

Acting in the Fall for Good Reason

There is a reason to act in the fall; any issues are still minor and easily put right. When the ice and snow come they put a frozen layer on your roof and make any repairs costly and hard to do. You want to find the weak spots and deal with them ahead of the first storm.

Our inspectors will be looking at what is most apt to give you trouble in winter:

  • Shingles that are missing or lifted, allowing water to get under them
  • Flashing in disrepair by the chimney or skylights
  • Debris and leaves in the gutters holding water at the eaves
  • Inadequate ventilation in the attic creating uneven temperatures on the roof
  • Underlayment near the eaves that has seen better days
  • Any sagging or softness indicative of moisture damage

Too many homeowners put off an inspection until they see water on the floor. The bill for that is much larger than it has to be.

Where the Savings Lie

Consider the extent of the damage from an ice dam. It is not a matter of replacing a couple of shingles. Water behind the roof can soak drywall, ruin insulation, warp the framing and encourage mold in the walls. The interior work to put that right puts the cost of the roofing that could have averted it to shame.

A fall inspection changes the equation. Clearing out the gutters or mending a flash is nothing like the price of having to rip out a wet ceiling in February. A little spent in October is a lot saved at thaw time. On top of which a roof in good order will put off the need for a full replacement, keeping more of your money where it belongs.
